TERMS AND CONDITIONS

The following terms and conditions govern all services and products provided by “Campo dei Rocchi” CamperVan Parking Area (hereinafter referred to as CDR) through its website and during the customer’s stay at the facility. Please read this agreement carefully before booking a pitch with CDR. By booking or using any service offered by CDR, the user agrees to be bound by the terms and conditions of this contract. If the user does not agree to all the terms and conditions of this contract, they cannot use any of our services. CDR reserves the right to update these Terms and Conditions at any time; customers are encouraged to check the updated version before their stay at the facility. At check-in, the customer can always request a paper copy of these Terms and Conditions.

SERVICE AND PITCH DETAILS

Campo dei Rocchi is a CamperVan parking area designed for motorhomes, campers, caravans, and similar vehicles for tourism. It offers temporary accommodation, with pricing based on a 24-hour stay for each pitch. CDR has 45 pitches, divided into two areas. Both areas consist of flat pitches, fully shaded by white poplar trees in the entrance area and partially shaded in the internal area. CDR offers two types of pitches: Standard Pitch and Extra Large Pitch. The standard pitches range from 7.20m x 4.70m in the shaded entrance area to 8.00m x 5.10m in the partially shaded internal area. The Extra Large Pitches are divided as follows: 3 pitches of 8.00m x 6.50m in the shaded entrance area and 1 pitch of 8.50m x 7.00m in the partially shaded internal area. There is also 1 pitch of 7.00m x 6.50m in the fully shaded entrance area. Each pitch has its own electricity connection, and there is also the possibility to refill drinking water. The area includes a wastewater disposal station for grey and black water, with stations for emptying chemical toilets and a grid for marine waste disposal. The first area has a service block with a dishwashing and laundry area, men’s and women’s showers, and accessible toilets and showers. The internal area has a service block with dishwashing and laundry areas, along with men’s and women’s restrooms. The two areas are separated by a private road leading directly to the beach. The area is fully covered by Wi-Fi and is under 24/7 video surveillance. Additionally, it is monitored around the clock by staff. The area is fenced and has a gate at the entrance.

The price includes:

The price does not include:

• Hot showers;
• Increased electricity amperage;
• Private shuttle service;
• Washing machine;
• External daily guests and additional persons over 4;
• Tourist tax (applicable for ages 12-75);

HOURS

• Check-in: from 11:00 AM to 2:00 PM and from 4:00 PM to 11:00 PM.
• Check-out: from 8:30 AM to 10:00 AM.
• Quiet hours: from 2:00 PM to 4:00 PM and from 12:00 AM to 8:30 AM.
• Toilet cassette disposal times: from 7:00 AM to 12:00 PM, from 4:00 PM to 8:00 PM, and from 10:00 PM to 12:00 AM.
• Camper waste disposal times: from 8:30 AM to 12:00 PM and from 4:00 PM to 8:00 PM.
• Office and information desk hours: from 8:00 AM to 12:00 PM and from 4:00 PM to 8:30 PM.

PROHIBITIONS

• The use of barbecues at your pitch or near other camper pitches is prohibited. Barbecues are only allowed in designated areas, except on windy days. The barbecue must be managed and supervised by a single person for safety.
• Dogs must be kept on a leash at all times. Owners are responsible for taking them outside for their needs. Any damage caused by pets will be the owner’s responsibility.
• No sports activities are allowed within the area. Bicycles, motorcycles, and mopeds may only enter if carried by hand.
• Do not waste or misuse water. The laundry area is for adult use only. Do not use the water refill or cleaning points for washing dishes or showering.
• It is strictly prohibited to empty waste at the pitches. Those caught doing so will be reported and removed from the area with a penalty of €20 charged to their stay.
• Do not leave waste, cigarettes, or bulky items in the pitches, flower beds, or surrounding areas.
• The installation of wires, clotheslines, shading tents, or other items in or around your pitch is prohibited. Nothing should be tied or anchored to the plants, nor should anything be installed that may pose a potential hazard or block passage. Maximum respect for the decor of the area.
• Cooking outdoors is allowed, following safety and decorum rules. Gas cookers and cylinders can only be exposed during use and must have a fire extinguisher nearby. Failure to comply will result in a warning and all equipment must be stored away.

WASTE SEPARATION

For waste disposal, please use the designated waste separation areas with transparent bags (not black ones). The types of waste are as follows:

• Organic waste: food scraps (meat, fish, vegetables, fruit, dirty napkins, coffee capsules, etc.). Dispose of without leaving any bags inside the organic container.
• Multimaterial: plastic packaging, metal packaging, and beverage cartons.
• Paper and cardboard: newspapers, magazines, books, etc.
• Residual waste: diapers, sanitary napkins, dirty rags, sponges, toothbrushes, razors, cigarette butts, and ceramics (plates and broken items).
• For large items (deck chairs, umbrellas, barbecues, etc.), please ask for authorization from the management.

BOOKING TERMS

Bookings are only accepted for a minimum stay of 2 nights.
During peak or high season, the minimum stay may range from 3 to 7 nights.
You can make a booking through our online portal at www.campodeirocchi.it or by sending a written message via WhatsApp to our number (3314728859).
Selecting a specific pitch during booking will incur an additional 10% charge on the base rate.
To confirm your booking, a deposit is required via bank transfer, Postepay recharge, or PayPal.
For bookings of 2 nights, payment for the first night is required in advance; for bookings of 3 days or more, 30% of the total service cost is required.

CANCELLATION AND REFUND POLICY

You can modify or cancel your booking without charge up to 7 days before arrival.
Up to 2 days before the arrival date, you can cancel the booking and receive a 50% refund of the deposit paid.
Cancellations within 24 hours of arrival are non-refundable.
No-shows are not eligible for any refund.
Early departure does not entitle to a refund or discount, and the full previously agreed period will be charged.

RESPONSIBILITIES AND BEHAVIOR

Guests must check in at the office upon arrival and inform us of the number of people in the camper. Each guest or additional person must be registered and authorized by the management. The management reserves the right to modify rates or pitch assignments at any time. The customer must only use the camper parking area for its intended purpose and must not engage in any offensive, dangerous, illegal, immoral, or inappropriate behavior during their stay. Any actions that disturb other guests or staff will not be tolerated. Violations of these terms and the internal regulations may result in the guest being asked to leave CDR, without any right to a refund.
